Buying a Condominium? Let’s Look Beyond the Unit.
I often meet buyers who are hesitant about purchasing a condominium. They’ve heard stories about high condo fees, special assessments, or unexpected expenses, and naturally, they have concerns. I understand that.
But here’s something I always explain to my clients: when you buy a condominium, you’re not just buying the unit you see during a showing. You’re also becoming part of a condominium corporation.
That means it’s important to understand the building itself. How well is it maintained? What do the condo fees cover? Is there a reserve fund for future repairs? Have there been major projects, and are there more planned? These are questions worth asking before you buy.
I always recommend that my buyers have the condominium documents reviewed by an independent professional, along with arranging an appropriate property inspection. A document review can help you understand the building’s finances, bylaws, meeting minutes, and other important information.
Of course, no one can predict every future expense. But the more you know before purchasing, the better prepared you’ll be.
My goal isn’t just to help you find a condominium you love. I want you to understand what you’re buying and feel confident about your decision.
